Turnkey Vertically Integrated Stone Business | Gabbro Quarry and Processing Plant

Business Overview

This is a complete vertically integrated natural stone business spanning extraction and finished product manufacturing across two locations in Ukraine. The package includes the Dobrynske gabbro deposit in Zhytomyr region's Khoroshiv district and a fully operational stone processing plant in Korostyshiv, both under one acquisition. The business operates under JV Pulsar IMG LLC at the quarry and FOP Ishchenko P.Ye. at the processing plant, with established equipment, permits, and active operations since 1991. The processing plant is configured to handle gabbro, granite, granodiorite, labradorite, and anorthozite, creating flexibility beyond single source material. Quarry Development Status and Extraction Capacity

As of September 2021, overburden stripping was complete across the entire quarry footprint with three extraction levels at elevations plus 177.0 m, plus 171.0 m, and plus 165.0 m holding reserves ready for extraction. A fourth level at plus 159.0 m was prepared with a cut trench driven. The deposit is opened across its full area and full depth, positioned for immediate production ramp up without development delays. Annual design capacity reaches 12,000 cubic meters of raw mineral yielding 4,716 cubic meters of commercial blocks, with a design block yield of 22.4 percent. The mineral body thickness measures 22.1 meters, and further material growth of approximately 240,000 cubic meters of block grade gabbro and 105,000 cubic meters of associated crushed stone grade material is achievable within the existing land allotment to horizon plus 153.0 m, with additional deepening potential to plus 147.0 m across the whole deposit.

Quarry Equipment and Infrastructure

The quarry is equipped with three wheel loaders including a Komatsu WA500 6 from 2007, Komatsu WA500 3 from 2000, and Volvo L220B from 2011. Three excavators operate on site: a Volvo EC360 from 2007, Volvo EW180 C from 2008, and EO 5126 from 2001. Cutting and drilling equipment includes a Benetti wire rope cutting machine from 2008, Benetti and Marini drill rigs from 2008, two Kaeser compressors sized at 12 cubic meters and 10 cubic meters from 2000, a 400 kVA 6/0.4 kV transformer substation, drill hammers, and hoses with receiver. Site infrastructure includes a two storey brick administrative and amenity building with offices and welfare facilities, garages, a checkpoint, and a compressor room.

Stone Processing Plant Location and Physical Assets

The processing plant operates in Korostyshiv in the town's dedicated stone processing industrial zone on 0.6718 hectares of privately owned land zoned for industrial use with full title documentation in place. The main production hall measures 54 by 24 meters with 10 meters clear height, constructed as a reinforced concrete frame with lightweight expanded clay concrete cladding and an RC beam roof deck with metal profile covering. An administrative and amenity building houses offices, break room, drying room for workwear, canteen, shower room, and two water closets. Supporting infrastructure comprises a repair workshop with fitter's tools, a sawmill with band and circular saws, a truck garage with inspection pit, an on site fuel station, perimeter fencing, site lighting, CCTV, a dedicated internet line, a paved access road, an artesian borehole, and a water reservoir usable for both fire suppression and production supply.

Processing Plant Equipment and Production Capability

The plant houses two Xinda wire saws with 1500 mm height from 2016, valued at approximately 96,000 USD. Cutting capability includes two QJS 200 with 2000 mm diameter from 2021 and four QJS 160/180 from 2016 plus one Remzavod 1800 mm saw from 2014, valued at approximately 304,000 USD. Two portal type LZS multi blade saws with nine blades of 1250 mm diameter from 2016 are valued at approximately 62,000 USD. Edging equipment comprises a PLC 600 from 2021, PLC 400 from 2014, and PLC 1000 twin disc from 2017, valued at approximately 121,800 USD. Four KShM 320 knee lever polishers from 2014 are valued at approximately 36,000 USD, and a full sawn paving tile line with 16 blades of 400 mm diameter from 2015 is valued at approximately 36,000 USD. Lifting equipment includes four 5 ton cranes, two 3 ton cranes, one 36 ton mobile crane, and one 3 ton forklift valued at approximately 118,000 USD. Transport assets consist of KrAZ dump and flatbed trucks, a DAF 460 trailer, a Volvo 180 excavator, and a Kaizer compressor valued at approximately 12,000 USD plus 128,000 EUR. A 250 kVA substation with full electrical project documentation from 2014 is valued at approximately 62,500 USD.

Product Range and Market Applications

The construction product range includes full sawn cobblestone and paving, window sills, countertops, cladding and plinth slabs, steps, curbs, and other architectural elements. The memorial and ritual range encompasses standard products and custom memorial complexes. The processing plant is configured to work with gabbro, granite, granodiorite, labradorite, and anorthozite materials, allowing diversification beyond the quarry's gabbro output alone. This flexibility enables the facility to source alternative stone types while maintaining specialized production capacity in both construction and ritual segments. Total documented equipment acquisition value across both sites is approximately 1.0 million USD plus 670,000 EUR according to the seller's equipment schedule.

Questions

How much gabbro reserve remains available for extraction?

The remaining balance as of 1 January 2021 was 152,550 cubic meters. Additional material growth of approximately 240,000 cubic meters of block grade gabbro and 105,000 cubic meters of associated crushed stone grade material is achievable within the existing land allotment to horizon plus 153.0 m, with further deepening potential to plus 147.0 m across the whole deposit.

What types of stone can the processing plant work with?

The plant is configured to process gabbro, granite, granodiorite, labradorite, and anorthozite. This means the facility is not limited to output from the Dobrynske quarry alone and can accept alternative stone types for processing.

What is the quarry's current state of development?

As of September 2021, overburden stripping is complete across the entire footprint. Three extraction levels at elevations plus 177.0 m, plus 171.0 m, and plus 165.0 m have reserves ready for extraction, and a fourth level at plus 159.0 m is prepared with a cut trench driven. The deposit is opened across its full area and full depth, ready for immediate production ramp up.

What annual production capacity is designed into the quarry operation?

The quarry's annual design capacity is 12,000 cubic meters of raw mineral, yielding 4,716 cubic meters of commercial blocks. The design block yield is 22.4 percent of raw material.

Where are the quarry and processing plant located?

The Dobrynske gabbro deposit is located 2.0 km northeast of Dobryn village in Khoroshiv district, Zhytomyr region, Ukraine. The processing plant is located in Korostyshiv in the town's dedicated stone processing industrial zone, situated 30 to 40 kilometers away from the quarry.
